We manage the whole programme: strip out, structural alterations, first fix plumbing and electrics, plastering, second fix, tiling, joinery and decoration. Working on London housing stock means Victorian and Edwardian properties with lath and plaster, undersized wiring, lead or steel pipework and very little that is square, so we survey properly before quoting rather than pricing off a walk round. Technical Clarifications

Often yes for partial works, and we phase the programme so you keep a working kitchen and bathroom for as long as possible. For a full refurbishment involving rewires and replastering throughout, moving out is usually faster, cheaper and far less stressful.
We survey thoroughly first to reduce surprises, but older properties do hide things. Anything we find is reported with a written cost before we proceed. You will never receive an invoice for work you did not agree to.
Yes. Where the work is notifiable, such as structural alterations or a rewire, we arrange and attend Building Control inspections. If a party wall notice is needed we will tell you early so it does not delay the programme.
