Many rear dormer conversions fall under permitted development, but limits are tighter in conservation areas and do not apply to flats and maisonettes. We confirm at survey whether you need a full application or a lawful development certificate.
As a rough guide you want at least 2.2 to 2.4 metres from the floor to the ridge before conversion. If it is short, options like lowering the ceiling below or a mansard can still work. We measure and tell you honestly before you spend anything.
